Understanding the Requirements
Standard Credit Program
The standard credit program is the most common path for DVC resale buyers with established credit. A minimum FICO score of 650 is required. We pull a soft credit inquiry during the quote stage and a hard inquiry only when you submit a formal application. Your rate is determined by your credit score, loan amount, and chosen term. Borrowers with stronger credit profiles typically qualify for rates closer to the 9.90% APR starting rate and may also qualify for the lower end of the down payment range.
Down payments on the standard program range from 10% to 20% of the purchase price. A buyer purchasing a $20,000 DVC contract with strong credit may qualify with a $2,000 down payment. A buyer at the lower end of the credit range may be required to put 20% down, or $4,000 on that same contract.
No Credit Check Option
The no credit check option is available to buyers who prefer no credit inquiry or whose FICO score is below 650. No credit pull of any kind is performed during the application. Income verification is still required, and a minimum 10% down payment applies. This path is designed for buyers who have been declined elsewhere, are rebuilding credit, or simply want to keep their credit file clean while financing a DVC purchase.

Income Verification
Income verification is required on both programs. Employed borrowers submit recent pay stubs and W-2s. Self-employed borrowers typically provide two years of federal tax returns. Borrowers whose income comes from Social Security, retirement distributions, rental income, or other non-wage sources should contact us directly to discuss documentation. DVC Loans evaluates each application individually and does not apply a one-size-fits-all income formula.
What You Need to Apply
Government-Issued ID
Driver's license, passport, or other valid photo ID for all borrowers.
Proof of Income
Recent pay stubs and W-2s. Self-employed borrowers typically provide two years of tax returns.
Purchase Contract
The signed DVC resale purchase contract from your broker. This triggers the ROFR process and your loan application.
Co-Borrower Info (if applicable)
If adding a co-borrower, their ID and income documents are required. Co-borrowers can help if income verification is the limiting factor.
